Rent Collection Questions

In order to avoid any future misunderstandings, we would like to answer the most frequently asked questions regarding our rent collection policies:

"When is my Rent Due?"
Your lease agreement specifies that your rent is due on or before the first day of each month. All rental payments received after the first of the month are considered late. However, you are given a five day "grace period" before your account is assessed a late fee. 

"When will I be assessed a Late Fee?"
Please be aware that all rent received after the close of business on the fifth day of the month will be assessed a $25.00 late fee. This is a firm policy, there are no exceptions. Our information system automatically assesses the $25.00 late fee to all accounts that have not paid rent by the fifth day of the month. Please do not ask our staff to waive a late fee. While they may sympathize with your personal circumstances, they are not able to waive late fees.

Please be advised that per your lease agreement: personal checks are not accepted after the fifth day of the month. All rent payments made after the fifth day of the month must be made in the form of a certified check or money order only.

"What if the first day of the Month falls on a Weekend or Holiday?"
Please remember that your rent is always due on the first day of each month - regardless of holidays, weekends, or personal vacations. For your convenience, our management office is open six days a week (excluding major holidays). There is also a drop box located at the front of the management office. Pre-addressed payment envelopes are also available, for those who prefer to mail their rent checks. Please allow at least 10 days for your check to reach the office if you plan to mail your rent check (as with utility payments). If you need additional payment envelopes, please contact the office.

"What should I do if I know my Rent Payment is going to be Late?"
If you know your rent for a given month is going to be late, please call the office and ask to speak with the Accounts Coordinator. While you will still be assessed the late fee, it is important to contact the office as soon as possible so that you can protect your credit rating and avoid potential legal action. In addition, rent payments made after the fifth of the month must be made in the form of a certified check or money order only.

"Can I Pay my Rent Electronically or by Credit Card?"
